Looking back at summer 2025, sales were slower than prior years but home values remain high.
You may have read headlines about a cooling housing market and price cuts. Dramatic headlines grab attention, but they don’t always tell the whole story. Here’s a breakdown of what’s happening with the market in East Plano, specifically in the Los Rios area.
Home values are still strong
Let’s start with good news for many home owners. Median home values in the Los Rios subdivisions have increased 56% in the last five years. At the end of summer 2020, the median home price around Los Rios was $275,000. This year, we closed out the summer with the median price at $429,900.
The market is shifting
Now, here’s good news for buyers. This summer, home prices in the Los Rios were down about 5.5% from last year. On top of that, homes are taking longer to sell (median 40 days on market). Buyers are regaining negotiating power, and we are seeing more homes sell below the original list price.
